What 5 Questions Should You Ask When Hiring a Realtor?

    You need to make sure that an agent you’re hiring is experienced and productive. Here are five questions to ask that will help you determine that about an agent.

    When the time comes to start looking for a Realtor to help you with your transaction, there are five important questions you should be asking in order to make sure they’re the top candidate for the job:

    1. “How many homes have you sold in the last 12 to 24 months?” This number will be a good indicator of whether they work part-time or full-time, as well as if they’re merely somewhat productive or highly productive. A good follow-up to this question is, “What percentage of the sales are listing sales versus buyer sales?” Personally, I sell a home (on average) every single working day.

    2. “What is your list-to-sales price ratio?” Suppose your home is on the market for, say, $700,000; what percentage of that price will this Realtor sell it for? This helps you know how strong your agent’s negotiation skills are. Those with percentages in the low 90s and below won’t be as strong and may not get you top dollar for your home, no matter what they claim. Those with high 90s are your best bet.

         Realtors can tell you how great they are until they’re blue in the face, but to hear the actual experience from a past client will give you genuine feedback about what you can expect from the Realtor.

    3. “What is your specific marketing plan to sell my home?” Does your Realtor even have one? 95% of all Realtors fall back on the automatic tools issued from the real estate board or their brokerage, like the MLS, for sale signs, open houses, Zillow, etc. True professionals are going to show you their specific plan that goes far beyond what you’re used to seeing.

    4. “What is your average days on market?” Ask them to compare their personal average to the market average; this helps you identify how long it should take them to sell your home, allowing your to prepare your move accordingly.

    5. “Do you have any testimonials?” Realtors can tell you how great they are until they’re blue in the face, but to hear the actual experience from a past client will give you genuine feedback about what you can expect from the Realtor.
